Woody is also a general contractor, which is a utility in analyzing value-add and development opportunities. Prior to founding Lyon Stahl Investment Real Estate, Woody spent nearly 10 years working for two national real estate companies and has received numerous top producer awards. Lyon Stahl Investment Real Estate is amazing! They made selling our 8-unit apartment building in Torrance easy and effortless to us. This was our first time selling a multi-unit apartment building and we live out of town, so we really appreciated their experience, knowledge, and great attitudes about helping us through each step of the process. They have a large contact network and got the word out quickly using direct mail, online, email and phone calls. We had five offers to choose from within the first week. We listed our duplex in North Redondo with Woody Stahl in May 2016. Woody is very personable and easy for an anxious seller to work with. At the same time, he is always professional and knowledgeable of local and state real estate laws as well as 1031 exchange requirements.
Upon listing the duplex we found we had a problem tenant. Woody quickly developed a relationship with him and was able to show the unit without any problems. My partner and I owned three duplexes in the Venice-Santa Monica area. We wished to end the partnership and sell the properties. We interviewed several real estate agents and selected Mr. Woody Stahl as the best person for us. His command of the area, the relevant sales information and the method of putting the properties on the market were what we needed to do.
Mr. Stahl found us a buyer who offered a price but after some research found these units were not the ones for his purposes. He found a second buyer who made an offer with a time frame for the sale to take place. The sale involved steps in payment and would occur over a six month period of time.
He kept track and informed us about the timeline and each step of the process. The firm recommended and excellent escrow department. He made sure that both partners were informed, not an easy task.
The sale and complex paperwork were completed due to the constant care and guidance from Mr. Stahl. The transfer of equity and title to the third property was complex and took many steps to complete. Again, he kept everyone informed and made sure that the process resulted in a successful escrow.

I just had the pleasure of having Woody Stahl represent the buyer on my sale of multi-family units. I am an agent, so I've done this drill many times. I was selling my own property and wanted a quick, easy sale so that I could buy another property. I had several offers and selected the one represented by Woody -- and was glad I did.
One of the things I appreciated about the offer was that Woody presented the entire picture of the buyer's capability to close the sale successfully. He didn't play games like some agents do, showing me just enough assets to prove the buyer could close escrow; he presented the entire strength of the buyer. It gave me confidence to enter escrow with them.
I also had a lot of confidence because I've seen the marketing that Woody has done for his clients over the last decade, so I know he does a lot of business and is experienced in multi-family transactions.
I had done an inspection on the property, so I could give them a pretty good picture of the condition of the property, and I stated that the sale was "as is" -- as presented in the findings. With that info, Woody primed his clients for that, and the sale went as well as I could have hoped for.
Woody and his assistant made the whole process go extremely smoothly. Because I was out of town, they even served the tenants notice to enter and oversaw the inspection - which is doing part of my job for me as the listing agent.
I was doing a 1031 exchange, so I requested that we change some details of the sale after we initially agreed to them. Woody was easy to talk to -- and more than just accommodating my request, he wanted to make sure that the details worked well for me. He was so cooperative and gracious, it was one of the more pleasant deals I have done.
The whole thing went really smoothly. I end up in a lot of transactions where the client or their agents have a lot of drama; but with Woody, there was absolutely no drama. Woody was calm, measured and professional through the whole thing. It was a pleasure working with him -- and a success.

The first property was a 5 unit building in Manhattan Beach. It was listed by me and Mr. Stahl procured a buyer and brought an offer to me within the first week of listing the property. I recently closed the sale of my 4-unit multi-family building in Redondo Beach with the help of Woody and Brett with great results. There were a ton of obstacles in my particular situation, which was a result of my divorce and they were 100% engaged and my advocates throughout the entire process. The result was that I got a very good price for my property and the reason I’m writing the recommendation letter.
I first became aware of Woody and Brett through the postcards they sent out with their listings. When it came time for me to find a realtor to work with on selling my building, they were one of a number that I called and requested a valuation. Out of the five packages I received, theirs was not only the nicest but the most comprehensive, and Woody suggested that he come to my home to go over it with me in detail. Over the course of the sale, which due to the contentious nature of the divorce lasted almost two years, Woody was always available to update the listing package or discuss the market or options.
When I was finally able to list the building, I chose Woody and Brett over not only other realtors who wanted the listing but over even family members who are also realtors. The experience and knowledge of multi-family dwellings and familiarity with the area were well above anyone else I had come across.
The sale itself was further complicated by my ex-wife, who had been residing in one of the units of the building. Despite court orders, she refused access for inspections and caused a number of delays that threatened the sale. Woody was not only always available, but his demeanor also was always professional and understanding throughout the almost three months it took to complete the sale. In fact, he even agreed to come to court, and his expertise and detailed documents were a crucial component in the judge’s decision to hasten the sale and avoid falling out of escrow.
Aside from the issues unique to my situation, the buyer’s inspection revealed a number of issues relating to the condition of the property. As often happens there was deferred maintenance and in addition, the building had some prior issues relating to deflection (or sloping) which required additional engineering inspections. Through all of this Woody did a great job of keeping what ended up being a very ‘concerned’ buyer engaged and excited about the property. He was always the ‘sellers advocate’ and presented me with options in all scenarios to maximize the price I could get for the property. In the end, we closed escrow with a price that I am very happy with.
